Working with an Architect
The following gives you some general ideas of the range of services we could provide for each stage of your project. The Royal Institute of British Architects (RIBA) also provides some useful information on their website about how to use an Architect for your project.
When you book an appointment with us, we offer an initial one hour consultation free of charge with no obligation. We would discuss your ideas and what you would like to achieve at your home. We would also talk to you about your budget, the building regulations & permissions required, and the likely timeframe for your project. After the free consultation, you may book a Home Design Workshop with us to explore more specific design options.

Home Design Workshop
We offer a half-day Home Design Workshop for single-storey extensions or simple family home re-configurations for £350. For multi-storey extensions and loft conversions, we offer a full day workshop for £500. For bigger or more complex projects, more time and additional charges may be required to carry out the workshop exercise.
The workshop begins with us coming to your home and carry out a basic measured survey. We will produce hand drawn layout sketches right in front of you. The workshop allows us to have real time discussion on multiple design options and test alternative layouts, which enables you to be directly involved in the design process. At the end of the workshop we will come up with an agreed scheme with you and an outline the way forward. The drawings and sketches will then be collated, scanned and issued to you via email within a week.
You are under no obligation to progress further after the workshop. So if you decide not to proceed further then all you pay is the workshop fee. If you wish to continue with the project, then we would discuss your specific requirements and agree with you the fee basis for our ongoing services.
Design & Development
To further develop the design scheme beyond the limited time frame available within the Home Design Workshop, we would normally carry out additional work at our hourly charge out rates, but we would be happy to provide a fixed price quote if required.
We would act as lead consultant for your project, coordinating inputs from other consultants such as structural engineer, building services and party wall surveyor etc. as required.
We could also offer a range of optional design services that could be tailored to your needs. They include:
- Feasibility Studies – a more in depth report or investigation into specific challenges and opportunities related to the proposed development.
- Mood Boards & Sample Boards – mood boards act as an illustrative reference to the overall look and feel to the design, while the sample boards show how the various materials and finishes could work together to create the desired visual and tactile effects.
- 3D Design Visualisations – many people find it easier to understand and compare spatial design layouts if they are demonstrated in 3D visualisations rather than relying on the conventional 2D representations. It is also a useful design tool for analysing the visual impact a proposed design might bring to its immediate surroundings.
We would help you determine if planning permission is required, advise on making the appropriate type of planning application for your project. We could offer comprehensive services to prepare the planning documents, submit the planning application, and liaise with the planning authority on your behalf. Alternatively we could simply produce the required drawings and documents and let you to handle the planning application process directly.
For planning application we would produce a set of CAD drawings which typically includes site and floor plans, elevations and sections. We would also produce a design and access statement as part of the planning document. We would not charge extra for making revisions to the planning documents requested by the planning authority.
We would produce technical drawings and specifications required to obtain building control approval for your project. These drawings and related information package would be in greater detail compared to those prepared for the planning process, as it is necessary to ensure that the proposed design complies with the building regulation requirements on things such as structure, fire safety, energy efficiency and drainage etc. We would not charge extra for making revisions to the application documents requested by the building control authority.
Tender & Building Contract
We would help you obtain accurate quotes from contractors by preparing detailed tender information packages and schedule of works for your project. If required we could manage the tendering process on your behalf, obtaining pricing information from the builders, analysing their quotes and reporting back to you. We would also suggest suitable building contracts for your project.
Site Visit & Contract Administration
Once the building work starts on site, we could attend site meetings, answer queries, and observe if the work is proceeding in accordance with the building contract. We could take up the role of contract administrator, undertake contract tasks such as certify payments for the building works completed, prepare snagging lists and issue completion certificates. We would perform these tasks to the best of our ability to ensure your project would be completed on time, on budget and to the agreed standard of quality.
